The Space
Size, capacity & location
How big is the space?
2,000 square feet of open, flexible floor — plus a private outdoor patio.
How many people fit?
About 100 seated or 150+ standing.
Where are you, and is there parking?
7531 Burnet Rd, Austin, TX 78757 — North Central Austin, minutes from Mopac and 183. Free lot parking right out front, overflow on nearby streets. For bigger events, the Chase bank lot next door is available after banking hours — typically after 5 PM on weekdays, after 2 PM on Saturdays, and all day Sunday.
What's included with my rental?
The full 2,000 sq ft, the house sound system, high-speed Wi-Fi, the private patio (until 10 PM), studio mirrors, and free parking. Tables and chairs are available as add-ons.
Do you have tables and chairs?
Yes — 6' rectangular tables (seat 6–8) and 60" round tables (seat 8) at $15 each, and folding chairs at $3.50 each. Specs and linen sizes are on The Space page.
Can productions rent the parking lot for filming?
Yes — our lot on Burnet Rd hosts commercial and film shoots regularly. We work with production companies on their terms: custom quotes, ACH payment, W-9 on request, and certificate-of-insurance handling. Pick "Parking lot — film / commercial shoot" on the inquiry form and we'll follow up directly.
Can I tour before booking?
Absolutely — book a free ~10-minute walkthrough right now. Tours run Friday afternoons and weekend late mornings; pick a slot and you're set.
Booking & Payment
Rates, deposits & cancellation
What does it cost?
Private events $200/hr · artistic rentals (classes, workshops, rehearsals) $75/hr · full day $2,000. Private events add a $150 cleaning fee. Full breakdown on the rates page.
How do I lock in my date?
Submit an inquiry, get your quote, sign the rental agreement electronically, and pay a 20% deposit. Done — the date is yours.
Is the deposit refundable?
No — deposits are non-refundable. Refunds for the balance due to unforeseen circumstances are handled case-by-case by Space512 management.
What's your cancellation policy?
Give us at least 48 hours notice if you need to cancel. In the rare case we have to cancel or reschedule your event, we'll give you at least 24 hours notice.
What forms of payment do you take?
Cash, checks payable to Danzversity/Space512, and credit or debit cards (Visa, Mastercard, Amex).
Are the rates negotiable?
No — our rates are flat, published right here, and the same for everyone. The quote you receive is the price. That's what keeps booking fast: no haggling, no hidden fees, no surprises for anybody.
What counts as an "artistic rental"?
Classes, workshops, rehearsals, and creative sessions — working artists using the space to make or teach, rather than hosting a private party. Not sure which rate fits? Tell us what you're planning on the inquiry form and we'll tell you.
House Rules
Alcohol, music & the fine print
Can we serve alcohol?
Yes, with written approval from Space512 ahead of time. The rules, per our rental agreement and Texas law:
- Alcohol is served, not sold, at private functions — selling requires TABC permits.
- You must hire a TABC-certified bartender and send us a copy of their current certificate before the event.
- No BYOB — guests can't bring their own alcohol onto the property.
- No alcohol served to minors, ever.
- Service ends 30 minutes before your event ends.
Can I bring my own speakers or DJ equipment?
Outside speakers aren't permitted — but you won't miss them. The house sound system is excellent and included in every rental. DJs are welcome to plug into it.
How late can the party go?
The patio is available until 10 PM (then everything moves indoors), and music must be off by midnight.
Can we smoke or vape?
Not inside the building.
Candles on the birthday cake?
Birthday candles are fine with a heads-up — but no open flames, fireworks, or pyrotechnics of any kind without written approval from Space512.
What's expected at the end of the night?
Leave the space in the same or better condition than you found it: trash gathered, moved furniture returned, lights and fans off. Private events include a $150 cleaning fee so we handle the deep clean. Mirrors stay in place — clients are responsible for any mirror damage during their rental.
Anything else in the fine print?
The rental agreement you'll sign covers the rest — facility access, law compliance, indemnification, and permits. You'll get it by email with your booking, and you can read it before paying anything. Space512 reserves the right to decline any booking.
